Do I need MLS access?

No. Solist works from a property address and does its own research — MLS access isn’t required. If you have it, you can add details to go deeper.

Is this only for one market?

No. Solist covers markets across the United States and Canada. You work your local area; it adapts to the region you’re in.

Can I cancel anytime?

Yes — manage or cancel your subscription anytime from the billing portal. No phone calls, no retention hoops.

Where do the valuations come from?

From cited web research Solist gathers and a realtor reviews — every figure shows its source, and you review it before anything reaches a client.

Is my data private?

Your listings and client data are yours. We don’t sell it and we don’t train public models on it — it’s used to run Solist for you.

What do I need to run one?

A property address. Solist researches the property and the market around it, then builds a comparative market analysis you review. You don’t assemble comps or fill in a spreadsheet first.

Where do the numbers come from?

Public web research that Solist gathers and cites. Every figure shows the source it came from, so you can open it and check it before it reaches a client.

What happens when there’s very little public data on a property?

You still get a report. Solist works with whatever evidence exists, states plainly what that evidence base is, and widens the range instead of inventing numbers. Thin evidence shows up as thin evidence — a gap is never filled with a guess.

Is it an appraisal?

No, and every copy says so. Each report carries a permanent label: a best-effort analysis, not an appraisal and not a substitute for a licensed realtor’s pricing judgment. That label can’t be switched off.

Can I put it in front of a seller?

Yes. Export it as a PDF or send a private link — it’s built to be presented, not just read.

Market Update

The local read
What is it?

A weekly read on the market you work — median price, inventory, days on market, new listings, and talking points you can use in a conversation that week.

How does it know my market?

From the service area you set in Settings. Set it once and each week’s update is built for that area.

What if a number can’t be sourced?

It shows a dash. A figure appears only when Solist has a citation for it — an unsourced number is left blank rather than estimated.

How local does it get?

City-level for your service area. A neighborhood-level breakdown appears only when sub-market data has its own source, so you won’t be shown one that was invented for you.

Can I send it to a client?

Yes — share it as a private link. Links expire after 30 days.

Read any offer
What do I give it?

One offer’s documents as PDFs — the APS with its schedules and amendments, up to ten files at 10 MB each. Solist reads the set as one offer and lays out the terms.

Does it tell me which offer to take?

No, and that’s deliberate. It shows price, deposit, conditions and dates exactly as they were received, side by side. No ranking, no “strongest offer”, no accept-reject-counter advice. The judgment stays yours; the product’s job is making sure nothing in the paperwork gets missed.

Can it handle several offers at once?

Offer Snapshot reads one offer at a time — the APS with its schedules and amendments, laid out in full. Comparing several offers side by side is a separate product, Offer Pro, which is still in preview and not open to everyone yet.

Can my seller see it?

Yes, as a PDF or a private link. Your own review notes stay internal — they are never part of what gets shared.

What does it write?

Nine kinds of draft: listing descriptions, feature highlights, client emails, seller updates, open-house copy, social captions, negotiation notes, offer-clause language, and freeform. You set the tone and length.

Will it invent statistics about my market?

No. Market facts come only from your own weekly Market Update. Without one, drafts stay away from specific local statistics rather than filling them in.

Can I change a draft?

Yes — tell it what to change and it rewrites from what’s already there. Drafts are saved to your account.

Is the negotiation or clause language legal advice?

No, and those drafts say so. Anything contractual should be reviewed by the appropriate professional before it’s used.

What’s in it?

Do I have to build the checklist?

No — it’s created with the listing. 27 tasks across six stages, seeded and dated for you. Nothing arrives pre-checked, so progress reflects work you’ve actually done.

How are the due dates set?

Backwards from your listing date. The runway is seven days ending on the day you go live, so each task lands on the day it needs to happen.

What about steps that don’t apply to me?

Tasks that are genuinely discretionary are marked optional and don’t count against your progress.
